Extended Stay Occupancy Agreement

Registration and Payment

  1. Upon check-in to Home Suites, all hotel guests must register and provide valid government-issued identification with a clear and identifiable photo. (i.e. Driver's License, State Issued I.D., Military I.d., Passport)

  2. The Unit will BE FULLY FURNISHED and utilities included are gas, water, electric, local calls, and cable TV.

  3. The guest shall report to the front desk or management any damage, defects, or other deficiencies of the unit at check-in or when converting from daily to extended stay. The guest also agrees to let staff maintenance into the Unit to complete said repairs. Guest is responsible for damage caused by Guest. Ordinary wear and tear is excluded. Damage to the Unit will be deducted from the deposit or charged to the credit card on file.

  4. Upon check-in, guests will be provided with two pillows, two pillowcases, one fitted sheet, and one flat sheet per bed. Two rolls of toilet paper and two towels will be provided per bedroom. Any additional linens or toiletries will not be provided unless purchased from the front desk.

  5. There will be NO HOUSEKEEPING SERVICES provided to your room.

  6. Guest hereby authorizes HOME SUITES to charge the credit card provided to HOME SUITES for all of the charges applicable to the Unit, including but not limited to, weekly or monthly payments, damage to the Unit, and any other charges that may arise. Guest warrants, covenants, and agrees that HOME SUITES is authorized to use such credit card and to authorize charges on such credit card.

  7. All costs and other deposits are due in advance based upon the length of stay set forth below. If Guest fails to vacate the Unit upon expiration of the term of this Agreement and Guest fails to enter into a new rental agreement with HOME SUITES, then Guest shall pay a holding charge of 100% of the daily room rate for each day Guest remains in the Unit after expiration of the Term. If room costs become late, this Agreement becomes void and the Guest will be required to vacate immediately.

  8. All other amenities are allowed to be used by the Guest upon payment of a small fee, i.e. fax (standard rates apply), and copies (25 cents per page), which will be charged and collected at the time of service.

  9. Payment can be made with Cash, Credit Card (American Express, Visa, Discover, or MasterCard only), Money Order, or Cashier’s Check. Absolutely NO PERSONAL CHECKS ARE ACCEPTED for any reason.

  10. No cash advancements are given from credit or debit cards at any time for any services.

  11. Deposits less damages, if any, are refundable after a room inspection from management. Deposits are refunded to the original payment method.

  12. Lobby hours are from 7:00 am to 11:00 pm

  13. No Refunds for early checkout. Room charges are not prorated.

 

General

  1. WIFI is available in common areas and throughout most of the property.

  2. At no time is the Guest allowed to make any changes to the Unit, such as paint, carpet, window treatments, lighting or any fixtures already in place.

  3. At no time is the Guest allowed to remove any furniture or fixtures from the Unit without the knowledge and approval in writing by HOME SUITES and relocated by HOME SUITES STAFF.

  4. The first two room access cards are free. If a Guest should lose or misplace their card, a $1.00 replacement fee will be charged per card. We will not charge to reactivate cards and we will not refund returned keys.

  5. IF the Guest is in a NON-SMOKING unit at no time is smoking to be allowed or done in the Unit. A $50.00 charge for cleaning due to smoking in the Unit will be assessed and deducted from the damage deposit. This includes, but is not limited to, cigarettes, cigars, pipes, or any other smoking devices. To maintain the clean environment for which we would like to offer our clients we request that you please dispose of all cigarette butts properly in the Butt Cans provided by HOME SUITES. No loitering allowed.

  6. HOME SUITES reserves the right to relocate Guests to any other unit of comparable size and amenities upon notice. Guest shall have 6 hours to relocate to such new unit.

  7. Guest also agrees that HOME SUITES has the right to enter the Unit at any time without notice to inspect, repair, or assess the Unit.

  8. In case of a maintenance emergency, HOME SUITES may relocate the Guest to a similar unit.

  9. If the Guest moves or is moved to a different unit, this agreement will transfer. The new unit will be covered under this agreement.

  10. All children are to be supervised at all times by Guests and are responsible for any damages caused by their children, as well as any visiting children.

  11. If at any time complaints are made against the Guest by any other guests or staff, this Agreement may be terminated by HOME SUITES and the Guest may be required to leave without any further notice. All monies paid to HOME SUITES will be forfeited.

  12. Garbage is to be properly disposed of in trash cans near the stairs.

  13. Windows and windowsills shall be kept clear of all personal items. Decorations, signs, etc. are not allowed.

  14. ALL walkways are to be kept clear of all personal items. Do not leave anything in or around the door of each unit or hanging on the railings. All items left will be confiscated and disposed of as seen fit by management.

  15. Littering is prohibited. Guests are subject to fines or termination of their right to occupy a room for littering by themselves or by their visitors.

  16. Hanging clothing, towels, etc. on railings or balconies is prohibited.

  17. Personal property, bikes, etc. are prohibited on railings and outside structures.

  18. All vehicles owned or used by the Guest must be kept State Compliant, and at no time are any repairs allowed to be performed to any vehicles while on the property. All vehicles are to be licensed and tagged according to state and local laws. Vehicles are limited to two per Unit and must be listed with HOME SUITES. All others will be towed at the owner’s expense.

  19. Vehicles will be towed at the owner's expense if not properly registered with management, not in working order, or not in good repair. Advise the office if you are experiencing vehicle problems.

  20. GUESTS WILL BE LIABLE FOR ALL LOSSES, COSTS, DAMAGES, EXPENSES, AND LEGAL FEES THAT HOME SUITES MAY SUFFER, SUSTAIN, PAY OR INCUR DIRECTLY OR INDIRECTLY ARISING FROM OR IN CONNECTION WITH GUESTS’ USE OF THE UNIT OR PRESENCE ON THE PROPERTY OF HOME SUITES. GUEST HEREBY RELEASES DAMAGES, EXPENSES AND LEGAL FEES WHATSOEVER WHICH MAY BE BROUGHT AGAINST OR SUFFERED BY HOME SUITES OR WHICH HOME SUITES MAY SUSTAIN, PAY, OR INCUR, DIRECTLY OR INDIRECTLY ARISING FROM OR IN CONNECTION WITH GUESTS’ USE OF THE UNIT OR PRESENCE ON THE PROPERTY ON ACCOUNT OF BODILY INJURY TO OR DEATH OF ANY PERSON OR DAMAGE TO PROPERTY OF HOME SUITES OR ANY OTHER PERSON.

Visitors

  1. All visitors of guests who are 18 years of age or older must provide the Home Suites office with a valid identification with a clear and identifiable photo.

  2. Only registered guests are allowed to stay or occupy the Unit. All overnight occupant names must be on file with HOME SUITES. Law requires a limited number of occupants per different size suites as well as for easy notification of mail received.

  3. Visitors are allowed but are not to stay overnight without notifying the front desk. Any persons staying for more than 2 nights will be considered guests and additional charges may apply.

  4. All rules, policies, and regulations are to be followed at all times by Guests and by any visitors. Such rules, policies and regulations are either posted throughout the property or provided upon request.

Pet Rules

  1. There is a limit of 2 pets per unit.

  2. The weight limit per pet is 20 pounds. Pets exceeding the weight limit may result in the termination of this agreement.

  3. A fine may be assessed if pet waste is not immediately picked up.

  4. Guest must keep all animals on a leash while outside of their unit.

  5. Guests may not have any aggressive animals such as Pit Bulls, Dobermans, Rottweilers, German Shepherds, Great Danes, Alaskan Malamutes, Terries, or any aggressive animals as determined in the sole discretion of Home Suites management.

  6. Guest must notify Home Suites when new pets move in. Unregistered pets may result in fines and/or termination of this agreement.

  7. A non-refundable pet charge of $100.00 is due at check-in or when an animal is moved in. A recurring $15.00 per week per pet will be charged for all living pets on the property.

Pool Rules

  1. HOME SUITES welcome Guests to enjoy our accommodations and allow access to the swimming pool area during hours that the swimming pool is open (10 a.m. – 9 p.m.). We ask that you keep the noise down so as not to have any complaints or will be forced to ask you to vacate the pool area.

  2. The guest has access to the swimming pool but must adhere to ALL rules and regulations as set forth by HOME SUITES, assumes all responsibility and liability, and understands that the swimming pool is “SWIM AT YOUR OWN RISK,” as there is NO LIFEGUARD ON DUTY at any time. The guest agrees to follow the opening and close times of the pool.

  3. Children under the age of 14 are to be supervised. Limit 2 children per 18+ year old supervisor.

  4. Guests and visitors must wear proper swimming attire outside of their room, as determined in the sole discretion of Home Suites management.

  5. Running, jumping, diving and rough or boisterous play are prohibited in the pool area.

  6. Children who need diapers must wear swimming diapers in the pool.

Crime and Safety

  1. NO SKATEBOARDING ON PROPERTY, or running on walkways.

  2. Grilling is allowed on the property in certain designated areas and one grill has been provided on the property. Please contact front office for location(s).

  3. Personal non-charcoal grills are allowed on the property but must be at least 10 feet from the building at grade level. GRILLS ARE NOT ALLOWED ON DECKS, WALKWAYS, OR BALCONIES.

  4. If a guest and/or a guest's visitors make excessive noise, in Home Suite's opinion, Home Suites has the right to immediately terminate the guest's right to occupy a room.

  5. Activity that is a criminal offense of any kind is prohibited on the property.

  6. Standing idly about and lingering aimlessly outside of a room is prohibited.
